Thinking of buying to let or own a property already you wish to rent out? We can offer you free financial advice and advise on how to present your property for renting.

Our landlord packages are designed to fit in with the requirements of each individual landlord and include Fully Managed, Rent Collection & Tenant Introduction Only Services.

Tenant Introduction Only

We will market and advertise your property, accompany viewings, negotiate offers and conditions, arrange the Tenancy Agreement and deal with the check in. The first months rent & deposit will be transferred to the landlord.

Rent Collection

This service is as above plus we will collect rent every month, protect the deposit with The Deposit Protection Scheme and issue monthly statements. Our fees will be deducted monthly and the balanced transferred.

Fully Managed

In addition to the services above, we will be the first point of contact for the tenant should any problems arise. Any repairs that are needed we will instruct the appropriate contractor and obtain quotes for works which we will run by the landlord before committing to the work. We will deal with any emergency works.

We will carry out quarterly inspections of the property and a copy of the maintenance report will be forwarded, including any quotes for works that are needed.

Viewings

We accompany all our viewings. If as a landlord you are currently living at the property or already have tenants in situ we will always give a minimum of 24 hours notice for viewings and where possible arrange a ‘block’ of viewings for minimal disruption.

Offers, vetting prospective tenants & tenancy agreements

Any offers will be put to the landlord and once an offer has been accepted we will obtain all the necessary references on the prospective tenant. Once the tenancy is ready to proceed the agreement will be drawn up, both the tenant and agent will sign it and a copy will be sent to the landlord for thier records. The tenants will only move in once all the papers have been signed, the deposit paid and the first months rent has been received.

End of tenancy, Check out reports & Re-letting

Two months from the end of the tenancy we will send the legally required Section 21 Notice to the tenants giving them the option to renew their tenancy for a further fixed term, continue on a month by month contract or vacate the property. If the landlord is in agreement with another fixed term we will send a renewal of tenancy agreement for signature. If it is agreed for the tenancy to continue on a month by month we will confirm this in writing to the tenants.. If the landlord wishes to end the tenancy then two months written notice must be given from the tenancy date.  If the tenants wish to vacate they are required to give one months written notice from the tenancy date. When a tenant is due to check out an inventory clerk will visit the property and carry out a condition report, this can then be used to determine if any of the deposit is to be held back to cover any damage or cleaning. We will re-market the property and get a new tenant as soon as possible.



Fees to Landlords

Full Management Service

A ‘fee of 10% of the monthly rent, payable upon receipt of the rent prior to the balance being forwarded to the landlord.

An initial tenancy agreement fee of £20, with a tenancy renewal fee of £10 as required

A new inventory charge or inventory update charge as specified in our inventory pricing schedule

A fee of £20 to register & transfer the deposit with The Deposit Protection Service, at the commencement of a tenancy

Rent Administration Service

A fee of 8% of the monthly rent, payable upon receipt of the rent prior to the balance being forwarded to the landlord.

An initial tenancy agreement fee of £20, along with a tenancy renewal fee of £10 as required

A new inventory charge or inventory update charge as specified in our inventory pricing schedule

A fee of £20 to register & transfer the deposit with The Deposit Protection Service, at the commencement of a tenancy

Tenant Introduction Only Service

A fee equivalent to TWO WEEKS rent, payable upon receipt of the rent prior to the balance being forwarded to the landlord

Other Charges

Additional visits more than once per quarter to the property by the agent, upon instruction from the landlord, charged at £20

Preparation of a Supplemental Tenancy Agreement where a tenancy is extended will be charged at £10

Arrangement of annual Gas Safety Certificate in line with current legislation, charged at £50

Inventory / Schedule of Condition – studio/1 bed £60

Inventory / Schedule of Condition – 2 bedrooms  £70

Inventory / Schedule of Condition – 3 bedrooms  £80

Inventory / Schedule of Condition – 4 bedrooms or more £90 +
